GMI is committed to our clients to provide exceptional service and quality.  Our Project Management Program can be easily defined in two phases:

  • Pre-Construction Phase
  • Construction/Management Phase.

1. Pre-construction Phase

GMI’s approach is based upon our experience with numerous projects of similar type and magnitude and is focused on reducing the risks associated with design, budget, and schedule, and creating communications to organizing all components of the project for maximum efficiency.We will identify all potential elements of risk, quantify them, and incorporate these elements into our control estimate and proposal for your project.

Sensitivity to Design A key element to the Project Management process is achieving the designers intent while maintaining the budget constraints of the Owner. This is an interactive process between the Architect and GMI requiring creativity with material selection and construction detailing. Our sensitivity to quality and detail, coupled with our expertise in cost effective construction add an extra dimension to the Project Team.
Productivity By coordinating the project and identifying potential problems during pre-construction, GMI can increase productivity while decreasing subcontractor contingency which results in the lowest possible construction cost with the shortest possible schedule.
Due Diligence Our approach begins with the exploration of the existing building conditions. GMI will minimize the riskto the project schedule, budget, and design by uncovering and evaluating existing conditions that may impact this project throughout the pre-construction and the entire construction phase.
Approvals & Permits The approval process with each city department, the building Owner, will be managed and coordinated by GMI. This process must begin at the earliest possible date to expedite construction. For fast track projects, GMI will organize the bid packages such that the Owner/Architect can focus on those particular areas of the project that may require lengthy approvals.
Budget/Schedule From inception of the project, performing budgeting, scheduling, value engineering, organizing written correspondence and interacting on a daily basis with the Project Team.We will be assisted by the Senior Estimator and the Project Executives, during the entire pre-construction process.
Value Engineering GMI will lead the Project Teamin suggesting value engineering items to reduce the project cost while maintaining the integrity of the design.GMI is effective with value engineering due to our extensive experience in each local market around the countrywith building renovations, commercial interior construction and our database of local pricing and product information. As each value engineering item is proposed, the value is tracked independently in the budget report. The Project Team can continuously evaluate prior suggestions at any time during the budgeting process.
Self-Perform Our in-house supply and self-perform ability allows us to provide you savings and assist in reducing lead-time for materials.  We have direct connections with overseas suppliers for your FF & E needs; including granite, millwork, furniture, fixtures and so-on.  Our partnering millshop also allows this option domestically and provide fast and simple mock-ups. 
Bidder Evaluation As the project cost and design is developed, the Team will evaluate potential bidders for their experience, financial stability, workload, and ability to perform to the standards of quality established.
Bid Evaluation The project cost estimate is based on market‑driven unit prices.As the subcontractor bid proposals are received, the Team evaluatesthese bids. This "bid scope review" is to eliminate risks and exposures identified by the Project Teamduring the pre-construction process. This process creates the lowest possible Cost without sacrificing quality, schedule, or project coordination.
Pre-purchase GMI will identify any long lead items that may require pre­-purchasing to avoid delays and proper material deadlines.
Coordination of Owner's Vendors The installation of FF&E is sometimes considered by many General Contractors and Construction Managers to be "Owner's" work which occurs after construction. We identify the FF&E as a significant activity that is key to the overall success of the project. In keeping with GMI’s management philosophy, we take pride in our ability to manage effectively the installation of all furniture, fixtures, and equipment. Our Project Team will begin coordinating and organizing the FF&E during Pre-construction.GMI will coordinate, schedule, and direct the Owner's vendors,  to streamline the FF&E installation and to maintain the standards of quality.

2. Construction Management Phase

As the project enters the construction phase, GMI turns its focus toward Quality Control, Cost Control, and communication with the subcontractors.In the pre-construction phase, value engineering and design coordination established a cost effective, high quality design based on the project teams experience.During the construction phase, the GMI staff will continuously monitor productivity, manpower, details, quality, and project cost, to fully implement the intent of the design and the project schedule.

Schedule Mgmt.  The Project schedule is established during the preconstruction phase and is produced by the Superintendent and Project Manger and discussed with the entire Team. This tool allows the Project Team to review progress and where to focus resources to stay on track.
Budget Control  The cost of the project is monitored through the Budget Report. Once the project cost is identified and approved, all buyouts, changes, overruns and savings are documented on the Budget Report. The original project cost is documented on the left side of the report, while the actual costs are documented on the right side. This report is used in Owner, Architect, and GMI meetings to track the projectand review the indicated cost. This cost report coupled with the project schedule comprises the major tools for managing the construction phase.
Project Planning GMI will plan the project and review all logistic issues up-front to ensure a smooth flowing construction sequence.  Often A site logistics plan will be established indicating location of all incoming utilities, storage areas, dumpster areas, job site trailer areas, contractor parking, emergency access to the site, etc.  Coordination meetings with all contractors on board are used for planning the upcoming weeks events and to discuss any long term events that require special coordination.  GMI embraces the contractors as a team to ensure that all ideas are brought forward to provide the Owners the best possible construction techniques.
Quality Control  The constructability review and review of shop drawings and submittals are key to a high level of Quality.  From this review, problem areas can be discussed with the contractors and procedures for proper fabrication and installation can be established. Following approval of the shop drawings and submittals, the project manager carefully reviews these items with the trade contractors so that there is a complete understanding of the installation techniques and the quality control standards.
Change Mgmt A change log is maintained and shared with the Owner on a constant basis (CIC Log) to keep the owner updated on approved, possible and upcoming changes so there are no surprises.  All changes are documented with a C#, and any construction documents and specifications associated with that change, also have the C# on them for easy identification.  A document list is updated as any changes are issued for construction.

GMI strives for zero claims by any subcontractor.  This is ensured by a detailed bid package prior, a thorough scope review meeting and a solid contractual agreement. As we know changes do occur due to unforeseen conditions, additional work and construction change directives, any of these that arise in cost changes to the project are thoroughly investigated by GMI for validity and then discussed with the Owners.  GMI will endeavor to work with our clients and stay in budget and provide cost reductions whenever possible!
Mock Ups GMI requests mock-up rooms, samples and other materials for review.  We have the ability to produce a complete mock-up room from the FF&E to the final touches, just let us know how we can assist.
Shop Fabrication The project manager and project superintendent oversee the inspection of shop fabrication and field installation. Where appropriate, materials and fabricated items are inspected at the shops or plants of the manufacturers and again on the site to assure that all material is satisfactory before installation.
Field Installation The first operation of any new trade is closely followed to insure that the expected level of workmanship is established from the outset.A day‑to‑day check of following work is made by the appropriate staff. GMI may call upon the field representatives of material manufacturers and product institutes to provide first operation instruction to the contractor's personnel and secondly, our corporate staff provides additional support to the job staff.
Project Communication

GMI will be the conduit for information to the Project Team, and to thesubcontractors. This communication is of vital importance to ensure all decisions throughout the project are made with the most up‑to‑date information and are based on fact, not assumption. The tools we have developed to manage the communication during the project include:

        • Full-time onsite experienced supervision
        • Project Team Meetings
        • Weekly Budget Updates
        • Weekly Review of the Schedule
        • Weekly/bi-weekly Coordination of Owner's Vendors

Punch LisPreparation Final inspection and preparation of the punch lists are performed by the Project Manager and his staff.
Project Close Out GMI begins the closeout process at the beginning of the project by utilizing our closeout matrix.  This matrix tracks all subcontractors for deliverables of as-built drawings, final contract values, warranty letters, and final AIA owner sign-off.
